Israel-Hamas Ceasefire by Friday?
Israel and Hamas are closer to a ceasefire and hostage release agreement, according to officials. Negotiators have presented a final draft to both parties following mediation by the US, Qatar, and Egypt.
The proposed plan includes a phased ceasefire, starting with the release of up to 33 hostages held by Hamas. As of now, 98 hostages remain captive, with half presumed to be alive.
Hamas demands an end to the war and a full Israeli withdrawal, while Israel insists on dismantling Hamas' military capabilities. Trust issues complicate the negotiations, with both sides fearing they may not fulfill their agreements.
The mediation efforts aim to conclude talks before the inauguration day on January 20. President-elect Trump warned, “If they don’t get it done, there’s going to be a lot of trouble out there — like they have never seen before. They will get it done,”

FTC Sues Largest US Apartment Landlord
The FTC plans to sue Greystar Real Estate Partners. The lawsuit alleges that Greystar charged hidden fees to tenants without proper disclosure. These include fees for pest control, trash services, and background checks.
Greystar manages more than 108,000 rental units nationwide and has faced previous class-action lawsuits for similar issues. The FTC recently finalized a rule banning hidden fees across various industries, although the rental sector was omitted.
President Biden has advocated for fairer housing costs, urging congressional action on national rent control to cap rent increases at 5%.
Greystar stated it has begun including a "fee guide" on its listings to enhance fee transparency.

US Tightens Grip on AI Chips
The US government announced new restrictions on AI chip exports. The regulations limit exports to around 120 countries while allowing unlimited access to 18 allies, including Japan and Britain.
Countries are categorized into three tiers. Tier 1 countries enjoy exemptions, while tier 2 faces existing bans. The rest receive caps on chip imports. These measures aim to maintain US leadership in AI and block access to adversaries such as China, Russia, and Iran.
US companies can deploy only 50% of AI computing power outside the US and face further limitations on distribution within non-tier 1 nations. The Rule drew criticism from Nvidia and Oracle for potential overreach.
Under the new rules, GPUs used in AI data centers will face new limits. Microsoft, Google, and Amazon can seek approvals for data centers, exempting them from chip quotas upon meeting stringent security requirements.

Meta’s Multi-Billion Dollar Lawsuit
The US Supreme Court declined to hear Meta’s appeal regarding a class action lawsuit from advertisers. This lawsuit alleges that Meta inflated the audience size for ads on Facebook and Instagram, leading to overcharging.
Advertisers claim that Meta's misrepresentation could result in damages exceeding $7 billion, based on a "common course of conduct." Plaintiffs argue Meta overstated viewers by 400% by relying on account numbers instead of actual users.
Meta criticized the 9th Circuit's deference to lower courts in certifying class actions. Ads accounted for $116.1 billion of Meta’s revenue in the first nine months of 2024.

Erasing Bad Memories
Researchers have discovered a new method to weaken bad memories. The study involved 37 participants who first linked random words with negative images. Scientists then attempted to replace half of these associations with positive images.
The process took place over several days. On the first day, participants viewed negative images paired with made-up words. After a night’s sleep, researchers introduced positive images linked to half of the words.
During the second night, participants listened to recordings of the words while their brain activity was monitored. Results showed a reduction in the recall of negative memories.
Positive memories became more dominant in participants' thoughts. The researchers noted, “A noninvasive sleep intervention can thus modify aversive recollection.” This research opens new avenues for addressing traumatic memories.

Dementia: A Looming Crisis
By 2060, about one million new dementia cases are expected annually, doubling today's numbers. Currently, over six million people live with dementia, nearly 10% of those aged 65 and older.
New research reveals adults over 55 have a 42% lifetime risk of developing dementia. This risk increases sharply after age 75, with 20% at 85 and 42% at 95. Black Americans face a slightly higher risk at 44%, compared to 41% for white individuals.
Controlling high blood pressure, managing diabetes, sleeping well, and maintaining a healthy weight can help delay dementia onset. Staying socially and cognitively active is also crucial for brain health.
