The cost varies widely by location. For example, renting in Hawaii can cost around $600,000 over a decade. In contrast, renting in Texas costs about $303,000, and Minnesota renters spend roughly $273,000.

Median rent is up 21% since 2019, averaging $1,743. Over 13 years, renters can expect to pay around $241,000 in rent, $68,000 in utilities, and $12,000 in moving costs.

Homebuyers now need an income of $106,000, which is $50,000 more than before the pandemic.
